1. *Feasibility Study*: Before committing to any project, Sampesa Group LIMITED conducts a feasibility study to assess the viability of the project. This is typically carried out for prime properties. We will schedule a presentation to discuss our findings and any preliminary designs we've developed. 2. *Submission of Working Drawings*: After agreeing on the initial findings and designs, we will request the following working drawings from you, which are essential for the project: - *Architectural Drawings*: Detailed plans that outline the building's design, layout, and aesthetics. - *Structural Drawings*: These illustrate the framework and support structure, including beams, columns, and foundation details. - *Mechanical Drawings*: Plans detailing the mechanical systems, such as HVAC, plumbing, and other mechanical components. - *Electrical Drawings*: Schematics that outline electrical wiring, lighting, power distribution, and communication systems. - *Bill of Quantities (BQ)*: A comprehensive list that details the quantities and costs of all materials and labor required for the project. All five sets of drawings are crucial to the success of any project. 3. *Cost Sharing of Professional Fees*: We understand that producing these drawings can be costly. As part of our joint venture arrangement, Sampesa Group LIMITED will contribute 70% towards the professional fees, with the remaining 30% to be covered by you. Typically, consultants charge around 10% of the total project cost based on the BQ. 4. *Approval Process*: Once the drawings are completed, we will need to obtain approvals from the county government and the National Construction Authority (NCA). 5. *Entering into a JV and Lease Agreement*: With all necessary approvals in hand, we will enter into a formal Joint Venture Agreement, which will also include a lease agreement. 6. *Project Funding and Execution*: Following the agreement, Sampesa Group LIMITED will identify a suitable contractor and fully fund the project (100%). 7. *Project Management and Handover*: Upon project completion, we will hand over management to a rent collection agency. The management period is usually 15 years, but this will depend on the terms agreed upon during our initial presentation.
